Los Angeles, CA — For the second consecutive year, iBorrow was awarded Fund of the Year – Niche Strategy by Real Estate Finance & Investment for its “2018 Commercial Real Estate 20 Awards.” The annual award recognizes outstanding achievements among commercial real estate private equity funds, investment management companies, and real estate investment trusts and their advisors.
Following the 2008 U.S. financial crisis, regulations and changes to business practices among traditional lending institutions have greatly impacted lending, both from the lender and borrower’s perspective. Banks can no longer lend against real estate collateral as freely, and they can no longer expect to make the same margins. As a result, many commercial transactions that would have been approved are now being rejected.
iBorrow’s objective and strategy is to fill the void created by traditional banks’ reticence or inability to provide certain types of lending to certain types of borrowers, by providing first trust deed loans collateralized by bank-worthy commercial real estate.
This innovative strategy was used to provide more than $38 million in loans to assisted living facilities across California. When originating such loans, iBorrow’s partners seek out facilities that have favorable cash flow dynamics and proven operators with a track record of success.
Real Estate Finance & Investment selects honorees through a panel of outside judges, who thoroughly review each application based on the benefits and merits of the firm, as well as the firm’s innovation, unique strategy and broader impact on the real estate market.
